The above quotation has been the philosophy of Kaplan Gaunt DeSantis for more than thirty years. The firm began in 1969 with Gary Y. Kaplan and expanded as Edmund H. Gaunt, Jr., and Robert F. DeSantis became partners in 1971 and 1978 respectively. SCHEMATIC DESIGN PHASE
Our specialized professionals develop appropriate and detailed program requirements, research zoning codes, analyze budget considerations, evaluate alternative design and construction approaches, recommend design criteria for code compliance, prepare documents, and assist in securing required approval from agencies such as Planning and Zoning Boards.
DESIGN DEVELOPMENT PHASE
Based on approved Schematic Design documents, Kaplan Gaunt DeSantis prepares design development documents describing the size and character of the mechanical, structural, and electrical systems and the civil/site requirements. They also assist in the review of the Statement of Probable Cost for the project.
CONSTRUCTION DOCUMENT PHASE
After obtaining approval for Design Development documents, the firm prepares working drawings including indication of materials and finishes, design of construction details, schedules, structural, mechanical, and electrical systems, and other sufficient information for solicitation of bid proposals. In-house specialists also compile bidding documents with complete instructions to bidders, forms of contract, and general conditions.
BIDDING PHASE
The staff prepares a list of bidders for approval, conducts a pre-bid conference, receives and analyzes bid proposals, and recommends the award of the contract. By request, Kaplan Gaunt DeSantis will assist the client’s attorney in development of the Owner-Contractor Agreement.
CONSTRUCTION PHASE
Kaplan Gaunt DeSantis initiates a close working relationship with the contractor and acts as the owner’s agent performing administrative and observation functions. The staff reviews and approves contractors’ submittals, samples, and product data and determines dates of substantial completion.
